Welcome to the Northern Lights Homeowners Association!

As your Board members, we hope to provide a newsletter on a regular basis to keep everyone informed about current information and issues within our individual HOA, as well as within the Heron Lakes Community.

This first letter may be redundant information for many of you, but hopefully particularly useful to our new homeowners.

Our HOA is comprised of all Toll Brothers homes within Heron Lakes, both first and second phases, as well as the patio homes on Danzante Bay Court. Currently, we have ~ 92 homes in the HOA and the number will continue to grow. The HOA is a nonprofit organization, currently managed by Kellison Corp and guided by the Board. Our landscaping supplier provides lawn care services in the spring-fall for mowing, weeding, trimming, fertilization, aeration, and irrigation of your yard, as well as snow removal from sidewalks up to your front door and driveways during the winter season.

We are all fortunate to live in such a wonderful community. Our goal is to keep everyone informed, communicate and help resolve issues that arise and to organize social events that will help build friendships in hopes of making this the best neighborhood possible.

HOA Services Update

Lawn Maintenance:

Mill Brothers are responsible for mowing the lawns weekly during the Spring, Summer and Fall seasons.

Irrigation Water Management:

Mill Brothers are responsible for water management and setting your irrigation water controller. The older Toll Brothers on Heron Lakes Parkway and Danzante Bay properties use non-potable water from the golf course watering system, while the newer Toll Brothers properties use potable water. Billing for the non-potable water is paid directly by the homeowners to the Metro District and the potable water is paid by the homeowners to the Town of Berthoud.

Garbage & Recycling:
The trash removal company for our HOA is currently “Republic Services.” Trash pickup is every Friday and recycle pickup is every other Friday. We, however, are evaluating an alternative company called “Step Up Disposals.” They are a local, family-owned business. More details about Step-up Disposals and pricing will be provided in future correspondence.

Social Activities:
Thank you for those that attended our first party of the summer at the Clubhouse pool Sunday evening. It was wonderful to meet you!

Our first block party will be Sunday July 21st at 5:00pm
Please join us in the cutout section of Heron Lakes Parkway next to 3384 HLP
Please bring an appetizer to share and your own beverage. Please mark your calendar. We hope to see you all there!

Heron Lakes Updates:

Short Term Rentals:
The Town of Berthoud is amending the Land Use Policy and developing regulations for short term rentals. A planning commission meeting, held on June 27th, went through the 2nd draft of the regulations. Further meetings and review with the Town Trustees will be held in July.

Danzante Bay Court Drainage & Fencing:
The Berthoud Heritage Metro District (BHMD) has been making changes to address the drainage issuesintheopenspaces. Thisincludes,plantingadditionalsod,surveyingthedrainagepattern, as compared to the master plan and working with homeowners impacted by excessive water. This is an ongoing topic and more information will be provided as details we work with the BHMD.

Fencing is being installed on the southeast corner of the open space at the top of the hill adjacent to Heron Lakes Parkway. Once installed there will not be any through access.

Gates:
BHMD is working with the Town of Berthoud on the plan for the north and south gates. More information will be provided in the future.

Swimming Pool:
The pool is open from 10:00 - 8:00 pm daily and in full swing. Food is provided daily from 11:00 - 6:00 pm. The swim up bar is open Friday - Sunday from 12:00 - 7:00 pm The pool (and hot tub) is a wonderful place to enjoy these hot summer days.

Lone Tree Lake Club:
The 2024 Lonetree Lake Club season is open! At Lonetree Lake Club, members gain exclusive access to Lonetree Reservoir, where they can enjoy many water activities such as fishing, boating, kayaking, paddleboarding and more.

Getting a membership is easy. Simply download the registration packet found at the visit our website and email it to Dave McKenna at manager@lonetreelakeclub.com.

McNeil Reservoir access:
The BHMD is working with the owner of the lake on getting licenses/permits in place to allow use of personal floatation devises (Kayaks, Paddleboards, etc.) on the lake. More information will be provided in the future.

Driveway approaches:
A number of neighbors have been getting their driveway approaches replaced with a smooth ramp. If you are interested, please contact the following companies, or alternatives, to receive a bid.

TPC Colorado:
Korn Ferry Tournament: The annual Ascendant Presented by Blue Korn Ferry Golf Tournament will be held from July 8th – 14th and offers many opportunities to volunteer, represent and promote the Heron Lakes community and TPC Colorado. Information on the tournament can be found at the following website: https://tpc.com/colorado/the-ascendant/. Please be aware that the workout facility will be closed during the tournament. However, the pool remains open to Heron Lakes residents.

4th of July: The 4th of July holiday is always a fun and festive time to be in Heron Lakes.
They have once again partnered with the BHMD to offer a complimentary fireworks display on the 4th of July. The Trent Hughes Band will perform on the patio from 7:30-9:30 pm, followed by the fireworks display on the 18th hole from 9:30-9:50 pm. Take your blankets and find a comfortable spot on the event lawn to enjoy the show. The Cafe patio grill will be open until 9:00 pm. The event is complimentary but tickets for parking entrance are required. Please be sure to rsvp.

July 7th Heron Lakes annual block party: Mark your calendars and plan on attending this year’s block party on Sunday July 7th from 5:00 pm- 8:00 pm. Come and mingle with neighbors, enjoy live music from a local band and three food trucks (Taco Man, Burger's with a Hawaiian Twist, and Paradise Cream) bring your own drinks, chairs and dancing shoes. The event is located on the North cul de sac on Southwind Road in The Rookery.
